If you’re thinking about selling your home, timing is a major factor—and history shows that the best week to list is the last full week of April. Year after year, homes hitting the market during this golden window tend to sell faster and for top dollar. But why is this week such an opportunity?

Spring is prime house-hunting season! Buyers are out in full force, enjoying the warmer weather and extra daylight hours, making it easier to tour homes. Families are eager to settle in before the next school year, and many buyers have a fresh tax refund in hand—perfect for boosting their down payment. At the same time, many sellers haven’t quite gotten around to listing their property quite yet, meaning more eyes on what’s already listed.
This combination of high demand and motivated buyers often leads to more competition, meaning sellers more likely to see multiple strong offers. In fact, homes listed in late April historically sell about a week faster and for 1% to 2% more than at other times of the year. That said, if you’re aiming for a smooth, profitable sale, this is the sweet spot!
